This page outlines the different tenancy role types and the impact on account functions available
From tenancy:

Managed tenancy | Allows you to charge both letting & management fees on the tenancy |
Rent collection | Similar to a managed tenancy - however, this role charges a rent collection fee percentage as opposed to a management fee |
Collect first rent payment | Ensures that only the first rent charge is raised Any other invoices, such as default charges at the start of a tenancy or recurring management/letting fees, can still be raised on subsequent months but no further rent charges can be raised |
Collect rent up to date | Allows rent to be collected from the tenancy start date up to a specified date When selecting this tenancy role, a prompt will be displayed:
Once set, the date can be changed:

Letting only | Allows letting and management fees to be charged, even though no rent will be collected by the agent |
Introducing tenant | Requires the property to be set to be managed by an agent and allows you to introduce a tenant and charge the managing agent for the service provided |
