Generate property descriptions via AI technology

1. Access AI descriptions screen

From property:

• Enter property Attributes as usual

Above Attributes panel:

• Click AI Descriptions
  On a new property record, this button will be available once the property has been saved

  Open

The property attributes already entered will be pulled through to the AI descriptions screen

3. Select AI specific settings

Before generating the brief or long description, several AI specific settings can be selected

From AI descriptions screen:

• Use Address - tick to include mention of address line 3 in the description (or line 2, if 3 not entered)

• To include details of all bedrooms, reception rooms and bathrooms, ensure each required room option is ticked (top right)

• Tone - select whether to use a Professional or Playful tone for the description
  See Example descriptions & tone difference section below to see the difference between tone settings

• Adjectives - click the menu to select particular adjectives for use in the description, e.g. luxurious, peaceful, secluded, etc.

• Description - select which description(s) to generate - Brief, Long or Both - see step 4

4. Generate brief and/or long description

From AI descriptions screen:

• In Description section (bottom left), select whether to generate the Brief or Long description, or Both

• Click Generate (top left) - a progress message is displayed

• The descriptions are added to the relevant field(s), bottom right

4a. Make suggestions to the AI using additional prompts field (available from version 12.177)

Additional prompts can be added to tailor the response from the AI - this allows you to suggest specific information about the property (that might not be covered by the standard property attributes) - it also allows prompts about the length and style of the descriptions to be suggested

For example

• In Additional prompts enter: Include that the flat is 1 mile from the train station

• Use the Description options to choose which descriptions should include these prompts
  For example, to apply it to both descriptions, leave set to Both and click Generate
  Or, to only apply it to the brief description, select Brief then click Generate

• Click Generate
  Information about proximity to the train station is now included in both descriptions

5. Checking the AI generated description

After generating a description via AI, you must bear in mind the following points

• The description generated by AI may not be accurate or factually true

• After a description has been generated it can be edited

• Before accepting an AI generated description (outlined in the next step), it should be carefully checked and changes should be made to ensure accuracy

• Once descriptions have been accepted, they will be added to the property record, when returning to the AI descriptions screen, they will be read-only
  Although, note that they can be re-generated and re-accepted - see step 7

6. Accept property description(s)

From AI descriptions screen:

• Click Accept (top left)

• This prompt confirms that the descriptions have been added to the property record, click OK
  Exit the AI Descriptions screen

The descriptions are added to the relevant locations on the property record

• Brief description - added to the main property record

• Long description - added to the property Marketing Details screen - Long Description field

6a. Accept button greyed out

If the Accept button is greyed out, it is most likely that one of the descriptions generated is too long

• Hover over the button for further information, then edit the relevant description as required

• When the description is the correct length the Accept button will be available to click

7. Edit existing descriptions

After the AI generated descriptions have been accepted:

• Descriptions can be edited where they have been added on the property record
  OR

• Click AI Descriptions again

When returning to the AI descriptions screen:

• Current descriptions are read-only
