Making Tax Digital (MTD) is a mandatory HMRC initiative for self-employed individuals and landlords in the UK with qualifying income over £50,000

A landlord can be set to opt in/out to the HMRC Making Tax Digital scheme via the landlord record - opting in gives permission to share landlord information with the relevant third party MTD provider

When a landlord’s Making Tax Digital opt in status changes, this is logged as a journal entry and shown in the Activity Feed on the landlord/contact/company record

Reapit has approved Making Tax Digital partners which can be integrated via a Reapit AppMarket app, a landlord’s current provider status can also be viewed on the landlord record

Reporting can be carried out on a landlord’s Making Tax Digital status, when this was last updated and their provider status

Mark a landlord as opted in/out to share information for Making Tax Digital

The Making Tax Digital opt in/out status is set on the landlord record as it applies to all landlord roles for the selected individual/company landlord

From landlord record (Individual or Company):

  • On Financial panel, click edit (pencil) icon

  • In Accounts Details panel, the Making Tax Digital section shows the landlord’s current opt in/out status plus information on the third party MTD provider status
    See later section for information on MTD provider status

In Accounts Details panel:

  • The default MTD status is Not Asked - options are:

    • Opted In - when set, permission is given to share this landlord’s information with the third party MTD provider

    • Opted Out - when set, this landlord’s information will not be shared with the third party MTD provider

  • Select the required option (e.g. Opted in), click Accept, then click Yes to confirm

Any change to the MTD opted in/out status is logged as a journal entry and is shown in the Activity Feed on the landlord, contact or company record:

Where the landlord is a company, changes to the opt in/out status will be displayed on the company Activity Feed, as well as the landlord Activity Feed

Where the landlord is an individual, changes to the opt in/out status will be displayed on the contact Activity Feed, as well as the landlord Activity Feed

For joint landlords, the journal entry will be added to the Activity Feed on their own contact record, as well as the feed on the main landlord record

The Making Tax Digital provider enrolment status is displayed on the landlord record:

  • The following status types can be shown: Not set, Invited, Accepted, Revoked

  • This status is set in the third party app and provided to Reapit
    The status is shown for information purposes only and cannot be edited

Reporting options for Making Tax Digital

Contact and company reports hold criteria for reporting on a landlord’s Making Tax Digital status

1. Access Making Tax Digital criteria options - Contact or Company report

From main menu:

  • Click Reports and select Power Reports

  • Select Contact or Company report

  • In Linked Records, select Landlord - this ensures that only landlords are included in the report

  • Three MTD criteria options are available (explained in step 2):

    • MTD Provider Status, MTD Status, MTD Status Date

2. MTD criteria options

Use the MTD criteria options (shown above) to filter the landlords returned in the report:

  • MTD Provider Status
    Select provider status option(s) to report on, options are: Accepted, Invited, Not Set, Revoked

  • MTD Status
    Select status option(s) to report on, options are: Not Asked, Opted In, Opted Out

  • MTD Status Date
    Select date/date range to report on to return landlords in relation to when their current MTD status was last updated

Example report

  • This report returns contacts with landlord role(s) whose MTD status has been set to Opted In, within the current week, whose provider status is either Not Set or Invited

This report can also be run as a company report to return companies with landlord role(s)
