Updates to Renters' Rights Act & rent review functionality (12.225.3)

This guide has been reviewed against our global customer base and classed as relevant to England for RRA functionality or all global regions for rent review functionality

From version 12.225+ (Renters' Rights ready version), Renters' Rights Act related functionality can be applied but it will not be enabled by default
If you are upgrading to 12.225.3 and currently do not have the Renters' Rights configuration changes enabled, you will be contacted to discuss when these changes can be made

All updates outlined apply from version 12.225.3

Various updates have been made to both Renters' Rights Act & rent review functionality in this version, as follows:

  1. Assured Periodic tenancy type
    With Renters' Rights Act configuration enabled, the tenancy type previously termed
    Assured Shorthold will now be termed Assured Periodic

  2. Next rent review date - update
    When the next rent review date is set based on the tenancy end date, the date is set to the Tenancy end date plus 1 day

  3. Default status given when creating an individual rent review negotiation
    When creating an individual rent review (rather than as a bulk process), the new rent review is automatically given the Status of Started

1. Assured Periodic tenancy type

With Renters' Rights Act (RRA) configuration enabled:

  • The tenancy Type of Assured Shorthold is now termed Assured Periodic
    When RRA configuration is not enabled, the tenancy type of Assured Shorthold remains

This update applies where RRA configuration is enabled AND default tenancy types* are in use

If your system is set-up to use custom tenancy types there will be no change to the types in use or offered via the Type menu on a tenancy
If you use custom tenancy types and require changes to them, a key contact can click here to contact Reapit Support to request this

*Default tenancy types: Short Let, Premium Lease, Company Let, Assured Periodic (previously Assured Shorthold) & Non Housing Act - Law of Contract

2. Next rent review date - update

When the next rent review date is set based on the tenancy end date:

  • the next rent Review Date is set to the Tenancy end date plus 1 day
    For example, if the Tenancy end date is 10/05/2027, the next rent Review Date will be set to 11/05/2027

3. Default status given when creating an individual rent review negotiation

When creating an individual rent review (rather than as a bulk process), the new rent review is automatically given the Status of Started

From tenancy:

  • Beside tenancy status, click Add button, select Add rent review and click Accept

  • Tenancy Status is automatically set to Started

Prior to this release, the status had to be manually changed to Started after creating the new individual rent review negotiation
