Matching
Matching (property to applicants & applicant to properties)
How to carry out a property or applicant match
Guidance on how to ensure successful matching
Matching is a powerful tool to match the properties you are marketing to relevant applicants - success with matching is dependent on how you set your property attributes and your applicant requirements - there are a few basic rules to follow to guarantee success
Solving match issues
Steps to work through if you find you have an applicant that won't match to a property, or vice versa
Collating matches
Collating matches allows multiple match results to be gathered together, resulting in each matched applicant being sent details of the properties they have been matched to in one mailing
Adding comments to match results
Adding follow up comments on match results is particularly useful for properties that are not generating viewings or interest, as the comments can be used to identify why this might be the case
Matching using keywords (e.g. for investment properties)
How to use keywords when matching
Excluding an applicant from matching
When an applicant needs to be kept on the system but not matched to properties, it is possible to make the applicant inactive (which then excludes them from future matches)
Changing a property's match price range
How to adjust the match price range (often set to 10%) per property to ensure that a property is matched to a wider range of applicants - this is useful to do when a vendor is willing to take an offer on their property
Using hand match
When giving out individual property details on request the hand match function allows this to be logged in the applicant and property journals
When matching exclude properties with a sale proceeding or an arranging tenancy - configuration option
Configuration option which provides the option to exclude properties with a sale proceeding or an arranging tenancy when carrying out an applicant to property match
