Set ground rent type on a sales property

This guide has been reviewed against our global client base and classed as relevant to all regions

Available from version 12.191

A ground rent type can be set on a sales property - four options are available:

  • not applicable

  • peppercorn*

  • to be confirmed (default type)

  • confirmed

This update allows a ground rent amount to be set when the type is set to confirmed or peppercorn, but when set to not applicable or to be confirmed, the amount is set to zero

The ground rent type can be included in a property report

* when a very small amount is paid to the owner (e.g. £1) to ensure their arrangement is legal

Set ground rent type

1. Access property attributes

From sales property:

  • In Attributes panel, click edit (pencil) icon

  • Click Charges tab

  • The Ground Rent Type defaults as To Be Confirmed

3. When the ground rent amount is confirmed

Where applicable, enter the relevant amount in Ground Rent (per annum):

  • Ground Rent Type will be automatically changed to Confirmed

4. When a peppercorn ground rent applies

When a peppercorn* rent amount is being charged:

  • Enter the amount in Ground Rent (per annum)

  • The Ground Rent Type will be automatically changed to Confirmed

  • Change the Ground Rent Type to Peppercorn

5. When ground rent is not applicable

When ground rent is not applicable:

  • Change the Ground Rent Type to Not Applicable

  • Ground Rent (per annum) displays as £0.00 and is also greyed out

If ground rent per annum has been previously charged and has been entered in property attributes:

  • Select Ground Rent Type as Not Applicable

  • A prompt is displayed (shown below), click Yes

  • Ground Rent Type is changed to Not Applicable, plus Ground Rent (per annum) now displays as £0.00 and is also greyed out

Report on ground rent type

1. Report on ground rent type

As ground rent type is entered on a sales property, it is reported on via a sales property report

From main menu:

  • Click Reports then Power Reports and select report type of Property Report for Sales

  • Click Pick Property Criteria and then click Show more

  • Select Ground Rent Type criteria option

  • Select required type to report on

2. View ground rent type information in property/Organiser report grids

From a report or Organiser property grid:

  • Right-click over the column headings, click Pick columns and select More

  • Tick Ground Rent Type and click Accept

  • The new Ground Rent Type column is added to the far right side of the grid - click and drag the column heading to the desired position

  • Right-click over the column headings again and click Save grid layout
    If you have already saved the report criteria - to save to the default property report grid, select Save as default layout or, to save the grid just for this report, select Save grid to report

  • The column will show when using this type of grid again - grid functions can be used to sort, group or filter the list

    • To sort the list, click the column heading

    • To group or filter the list, click to the right of the column heading to view filter icon and choose to Group by Ground Rent Type or select the type to filter by
