Setting a letting/leasing fee for 1st year only

This page explains how to set the property rent/fee details to ensure that the letting/leasing fee is charged for the first year only

Next time a new tenancy is created, the agreed fee details will be added to the tenancy, ensuring the letting/leasing fee is not charged again upon renewal

1. Enter the letting/leasing fee

From the property screen:

  • Click Rent/Fee Details

  • Enter the Letting/Leasing Fee

  • Reducing to: enter 0

  • after x months: enter 1

2. Creating a new tenancy

When an arranging tenancy is entered, at the point at which the tenancy is made current, an alteration will automatically be created

From the tenancy, Financial & Renewals tab:

  • In the Renewals / Alterations / Fees panel, the Alteration is automatically in place, showing the fee as 0% from one month after the tenancy start date

  • Double-click the Alteration to see further details, see 2a below

3. Creating a renewal

  • The fee on future renewals will automatically be set to zero

Any other agreed fees can be set against the negotiation via the Fees section - once the negotiation is created these will be added as individual alterations - these fees will raise in the Raise Rent/Fee Invoices process

On the Renewal Negotiation screen, in the Fees panel (bottom of screen):

  • Click

  • Enter the Amount and Description

  • Click Accept
    The fee detail is shown in the Fees section
